This Karrinyup transformation turned a dated 1975 house into a bright, airy Hamptons-style masterpiece. By removing the old roof and original walls, we added a second storey that doubled the living space and unlocked panoramic views of the Indian Ocean and Hamersley Golf Course. The Story

Karrinyup is one of those suburbs where people never want to leave, and for good reason—you’ve got the coast on one side and great golf courses on the other. But the problem many families face is that the older houses here can feel a bit dark and closed-in. For this project, the owners had a 1975-built home that had served them well, but it was time for a change. It wasn't making the most of that coastal breeze or the incredible elevated views that were hidden behind the old roofline.

We didn't just want to do a "refresh"; we wanted a total transformation. The solution was a bold structural overhaul. We removed most of the original internal walls and the entire roof to make way for a brand-new second floor. This was the key to unlocking the home's true potential. By "building up" instead of just "out," we were able to keep the backyard and pool area exactly as the kids liked them, while adding the extra space the parents craved.

The result achieved is a home that feels like a private sanctuary. Downstairs, we created an open-plan layout with high ceilings that make the whole house feel light and breezy. The kitchen and living zones now flow right out to a new alfresco area overlooking the pool. It’s the kind of space where you can prep a salad in the kitchen while still chatting with friends outside by the BBQ.

Upstairs is where the magic really happened. We used durable timber framing to create extra bedrooms and a private parent's retreat. Now, instead of looking at the neighbour’s fence, the owners can sit on their balcony and watch the sunset over the Indian Ocean or look out across the Hamersley Golf Course.
